Whole-home renovation
A whole-home renovation is planned as one written scope with every room and system priced on its own line, then sequenced so rough work like walls, plumbing and wiring happens before finishes.
Renovating a whole house, or a whole two-flat, is mostly a sequencing problem. Walls have to be open while the plumbing, wiring and insulation are done, inspections have to happen before walls close, and finishes come last.
On a project this size, written records matter. Every line of the scope, every change order and every material receipt is tracked, and larger jobs can have a private web page where you can see the checklist and the receipts as the work goes.

In Chicago-area homes
Older Chicago houses often hide decades of patches: a mix of plaster and drywall, wiring from several eras, radiators that were moved. We expect surprises and price discovered work as change orders you approve before it is done.
Larger renovations almost always need permits and inspections. We confirm the requirements for your city or village before work starts.
How it is priced
After a walk-through, you get a written scope with each part of the job priced on its own line. Anything new that turns up is written up as a change order for your approval before it is added, and the invoice follows the scope line by line. How we work

Questions
How do you keep a large project on budget?
Everything is priced by line in the written scope. Anything new is written up as a change order with its own price for your approval, so the total only changes when you agree to it.
Can I see what has been bought for my project?
Yes. Material purchases are tracked and the receipts are available for you to review. On larger jobs they can be on your private project page.
