Rental turnovers
A turnover gets a unit ready for the next tenant. We walk the unit, list every repair and removal item, and price each one separately so your records show exactly what was done.
When a tenant moves out, there is usually a mix of wear, damage and things left behind. Owners need the unit ready quickly, and they need records that show what was repaired and what it cost.
We list each item on its own line: patching and painting, flooring replacement by the square foot, fixtures replaced, items removed. That itemized record is what you keep for your files.
What is included
- Walk-through and itemized repair list
- Removal of items left behind, including televisions and large items
- Wall patching and painting
- Flooring replacement by the square foot
- Fixture, faucet and ceiling fan repair or replacement, with a licensed plumber or electrician where required
- Mirrors, hardware and small repairs
- Coordination with a cleaning service if you use one
In Chicago-area homes
Many Chicago-area rental units are in two-flats and small buildings where the owner lives on site. We schedule around the occupied unit.
Some municipalities inspect or license rental units. Check with the local building department linked on our area pages.
How it is priced
After a walk-through, you get a written scope with each part of the job priced on its own line. Anything new that turns up is written up as a change order for your approval before it is added, and the invoice follows the scope line by line. How we work

Questions
Can you itemize repairs separately from cleaning?
Yes. Repairs and removal are priced line by line on our invoice. Cleaning by a separate company is billed by that company.
Do you photograph the condition of the unit?
Tell us at the walk-through if you need photos for your records, and we will include them.
