Drywall, plaster and paint
Wall work is scoped by area and floor: what needs patching, what needs new drywall, what can be insulated while it is open, and what gets painted.
Chicago houses built before the middle of the last century usually have plaster walls, often with drywall patches from later repairs. Matching the two takes care, and some plaster is better repaired than replaced.
We list the walls room by room or floor by floor, so you can see what each area costs.
What is included
- Drywall and plaster patching
- New walls and partitions
- Insulation in open walls
- Skim coating and texture matching
- Interior painting, walls, ceilings and trim
In Chicago-area homes
Homes built before 1978 may contain lead-based paint. Paid work that disturbs painted surfaces in them must follow the federal lead-safe rule, which requires certified renovators and lead-safe work practices. We confirm how that will be handled for your house before any sanding or demolition.
How it is priced
After a walk-through, you get a written scope with each part of the job priced on its own line. Anything new that turns up is written up as a change order for your approval before it is added, and the invoice follows the scope line by line. How we work

Questions
Should I repair plaster or replace it with drywall?
It depends on the condition and what is behind it. We note what we find at the walk-through and price the options separately where both make sense.
